Community Criteria
  • Occupancy standards are 2 people per bedroom + 1 additional person
  • Most recent paycheck stub required for proof of income
  • Applicant(s) are required to have a gross income of 2.5 times the amount of the rent for approval
  • Any criminal history that indicates a conviction against persons or property may result in denial of the application
Move In Checklist
  • Proof of Renters Insurance. Le Med Apartment Homes must be listed as an additional insured/interested party. Policy must have $100,000 liability coverage and $20,000 personal property coverage.
  • Account Number for Southern California Edison
  • Cashier's Check or Money Order
  • Vehicle Registration
  • Photograph of Your Pet for Your File
  • Proof of Current Vaccinations & City Animal License
We offer covered carports, and guest parking. One assigned parking space with each Apartment Home. Additional spaces are available to rent.
Pet Policy
  • Pets must be under 25 pounds fully grown
  • Pet immunization and license records must be submitted prior to move in with pictures of pets
  • A $250 additional security deposit per pet will be charged
  • A maximum of 2 pets will be allowed
  • A $50 per month pet premium will be charged per pet

Security Deposit
  • On Approved Credit: $500
  • Conditional Credit: $1000
  • Conditional with Higher Deposit: One month's rent
  • Community pays water, trash and sewage
  • Resident pays gas and electricity
    • Exception on specified apartments
